Housing and condos

New condo residents have only a LINE group to ask building questions

No builders or owners yet

A neighborhood or building October 16, 2026 at 11:06 PM

A Pantip poster asks for a resident LINE group to consult on housing, parking, the juristic office and rules. Another owner's list of complaints (dead lights, lost parcels, a hidden committee) shows how many topics one building group would have to carry.

5 ways to tackle it

  • Hardware and sensors

Lobby Answer Board: an e-ink screen by the mailboxes that answers the repeat questions

An e-ink panel in the lobby shows the 10 questions new owners ask most (parking, trash day, who fixes the pool pump) with the answer and phone number. A QR under it opens the full list, so nobody has to scroll a LINE group for a plumber's number.

Build with ESP32, e-ink 4.2in, Claude (to build answers from exported chat), QR code

  • AI agent

Building Memory: reads years of group chat and prints a welcome sheet for new owners

The agent ingests an exported LINE group history and extracts recurring answers, who fixed what, plumber and electrician numbers, and past decisions. It outputs a one page printable Welcome Sheet that the sales office or a neighbor hands to every new owner.

Build with Claude, exported LINE chat text, PDF generator, QR code

  • Camera and vision

Parcel Shelf: the guard snaps a parcel label and a thermal sticker marks the shelf spot

The guard photographs each parcel. The AI reads the Thai or English name and unit, a small thermal printer spits out a sticker with a big unit number and shelf slot, and the resident gets a LINE ping with the photo. Pickup is a signature on a tablet, so no parcel goes missing.

Build with Claude vision, Raspberry Pi, thermal label printer, tablet web page

  • Web portal

Borrow Shelf: a lift poster with a QR where neighbors lend tools and skills

A poster in the lift says 'Need a drill, a ladder, someone who fixed their AC?' Scanning the QR opens a simple board where neighbors list what they can lend or help with, and the board matches a request to the nearest floor. It turns the group's endless 'does anyone have' messages into one searchable list.

Build with Next.js, Supabase, QR poster PDF, Claude (to normalize item names)

  • Web portal

Act Quest: a 5 minute role-play game that teaches new owners their rights in the building

A new owner plays a short story: the neighbor renovates at 8 AM, the parking spot is taken, the committee won't share the budget. Each choice shows what the Condominium Act and house rules say and ends with a card to print or save. Owners learn what they can ask for before they need to.

Build with Next.js, Claude (story and rule explanations), condo act text, PDF certificate
